If one was to convert the boat house into the guest house, would it work in terms of size/scale or is the boat house too small etc? :)

Absolutely ... just a good amount of kala...that's greenbacks. A couple months, then boom! beautiful pleasure palace. A Great two-story one bedroom studio bachelor quarters whatever.

Somewhere in this vast repository of knowlege is a discussion on this issue that I took part in. I have created a 3-D model of the estate and all its out-buildings that James has included in the Robin's Nest articles section on the main page. The link is near the bottom.

Long story short, the boat house actually has a small suite on the upper level entered from the lanai. However, it is quite a bit smaller than what is shown in the show. It really has only enough space for a bedroom w/closet and a bathroom on one level, about 11'x22' if I remember correctly. I used property tax records to establish the building sizes. The lower level is storage for, you guessed it, boats and any equipment that might be used on the beach.
