This property has been on the market for awhile now and I'm thinking it is overpriced for the area. It is located right next to the parking lot of the park which could be an issue for some shelling out that kind of money.
The lot is obviously smaller than the estate, so if we assume this sells for that amount (no buyer yet), what is the Anderson property worth? It is 3 to 4 times the size, but needs plenty of work done on it. Land value would be the best way to figure out a comparative between the two or better yet, find some properties that have recently sold in the area, as market dictates price for the most part. You can say your property is worth $4 million, $5million, $6million.......but then you have to find a buyer which can be a whole different story and an eye opener. This vendor could be waiting along time for a knock at the door.
