I was watching the episode Who is Don Luis Higgins, and why is he doing these terrible things to me?, and I noticed that when Higgins goes missing, he is found in the real boathouse on the estate. Magnum bursts throught the double doors of the real boathouse to find Higgins tied up under boating equipment. Kind of interesting......I don't recall the real boathouse ever being used aside from this episode. Comments?

I believe you're correct.That was the only time the lower level was shown but the actual lanai was used it numerous episodes...
